As currently envisioned, the southeast corner of the interchange, at the corner of Alameda Parkway and McIntyre Street, will serve as a neighborhood-oriented retail site.
Our vision for this property includes neighborhood-serving retail and grocery, restaurants, a gas station, and a hotel.
The proposed rezoning of this corner keeps all of the currently allowed uses in place and only adds a hotel and gas station to the permitted use list. Hotels and gas stations are allowed under the existing zoning. A special use permit process is required, however, to formally approve these uses, hence the proposed rezoning.
The applicant team has withdrawn the prior request for a motorcycle dealership use from the rezoning application. The property owner’s prior plans contemplated relocating a Harley-Davidson dealership at the site. While the property owner worked hard to find a new home for Harley-Davidson, the proposed motorcycle dealership was eventually determined to be incompatible with the owner’s vision for a neighborhood-oriented retail service site. The only proposed change is to formally allow hotel and gas station uses.
